What does a property listing actually measure?

Floor area depends on where the measurement stops. Gross external, gross internal and net internal areas can differ by twenty percent for the same building, and listings rarely say which standard they used.

The same building has several correct areas

A property described as 1,500 square feet by one source and 1,300 by another is not necessarily a discrepancy. Both may be accurate under different measurement standards, and the standard is what nobody states.

Gross external area measures to the outside face of the external walls. It is the largest figure and is used for construction costing and planning, because it describes the footprint the building actually occupies.

Gross internal area measures to the inside face of the external walls, including internal partitions, corridors and stairwells. It is the figure most residential listings intend, and it excludes the thickness of the outer walls — which on a solid masonry building is not trivial.

Net internal area, sometimes called usable or carpet area, excludes internal walls, structural columns, stairwells, plant rooms and anything else not available to occupy. It is the standard in commercial leasing because it describes what a tenant can actually use, and it is meaningfully smaller than gross internal area, typically by ten to twenty percent depending on how the building is laid out.

The gap between the extremes is large enough to matter financially. On a property priced per unit area, quoting gross external against net internal changes the implied price by a fifth. Where a number carries commercial weight, the standard behind it is worth asking for explicitly, and in several markets professional bodies publish measurement codes precisely so the question has a defined answer.

Then there are the spaces whose inclusion is a judgement call: balconies, garages, loft conversions with restricted head height, basements, and conservatories. Practice varies by country and by agent. A loft room with a sloping ceiling is frequently counted only where the head height exceeds a threshold, which is why a converted attic adds less to the stated area than it appears to add to the house.

Converting area, and the mistake that doubles it

Area conversion has one trap and it catches people repeatedly, because the correct factor looks wrong.

A metre is about 3.281 feet, so the instinct is to multiply square metres by 3.281 to get square feet. That is wrong by a factor of more than three. Area scales as the square of the linear factor, so the correct multiplier is 3.281 squared, which is 10.764.

The check that makes it obvious is to picture a square one metre on each side. It measures 3.281 feet along each edge, so its area is 3.281 times 3.281 — about 10.76 square feet, not 3.28. Anyone who applies the linear factor to an area is understating it by a factor of 3.28, which on a floor plan is the difference between a room and a cupboard.

The same rule extends upward. Volume scales as the cube, so a cubic metre is 3.281 cubed, about 35.3 cubic feet. And it applies downward as well, which is where it catches people in the other direction: a square centimetre is a ten-thousandth of a square metre, not a hundredth.

For quick mental work, treating a square metre as roughly eleven square feet is close enough to sanity-check a listing, and it makes the common sizes easy: 100 square metres is about 1,076 square feet, and 1,000 square feet is a little over 92 square metres.

Where an acre comes from

Land area uses its own units, and the acre is the one whose value looks arbitrary until you know its origin.

An acre is 43,560 square feet, which is a strange number until it is decomposed. It was defined as one chain by one furlong. A chain is 66 feet, a furlong is 660 feet — ten chains — and the product is 43,560. The furlong itself was the distance a team of oxen could plough before needing rest, and an acre was consequently about the area one team could plough in a day. The unit describes a day of work, which is why it does not reduce to anything tidy in feet.

Useful reference points: an acre is 4,047 square metres, so roughly 0.405 hectares, and about 4,840 square yards. A hectare, being 10,000 square metres, is about 2.471 acres. An acre is a little smaller than an international football pitch, which is a serviceable mental image for anyone visualising land.

A square mile contains exactly 640 acres, which is another number that looks arbitrary and is not: it comes from the same chain-based system, where a mile is eighty chains. That 640 is why the United States Public Land Survey System divides land into sections of one square mile, quarter sections of 160 acres, and so on down — the whole grid of the American Midwest is built on it, and the 160-acre parcel of the Homestead Act was a quarter section.

Land measurement conventions remain strongly local elsewhere. India uses the bigha, the guntha and the cent, none of which have a single national value; parts of South East Asia use the rai and the tsubo. Anyone converting land area outside the metric and imperial systems needs the regional definition, because the same word can differ by a factor of two between states.

Checking a stated area yourself

Measuring a property to confirm a figure is straightforward and worth doing when the number carries a price.

Measure each room at floor level, wall to wall, and multiply length by width. Irregular rooms decompose into rectangles, and an L-shaped space is two rectangles rather than a single approximation. Alcoves and bay windows are usually included if they are at floor level and full height.

Add the rooms, then add circulation — hallways, landings and the footprint of the staircase. Whether stairwells count once or on every floor is one of the places standards differ, and it is a meaningful amount in a multi-storey building.

Compare the total to the stated figure. A difference of a few percent is measurement tolerance. A difference of fifteen or twenty percent means the two figures are using different standards, and identifying which one the listing used will explain it.

One practical caution for anyone estimating materials from these numbers rather than assessing value: floor area is not the same as the area to be covered, because coverings are sold to be cut and wasted. That calculation needs the room dimensions and the method, not just the total.
